The Royster-Clark fertilizer plant has been demolished. Ruedebusch Development & Construction has removed all contaminated materials from this 32-acre plot, and plans are underway for a mixed-use neighborhood featuring:

  • Low- and low-medium-density residential
  • Retail
  • High-tech and "flex-space" buildings that would support employment

Park Street and Fish Hatchery Road

On the old Bancroft Dairy site plus eight former homes, this $25.2 million project by Ghidorzi Companies of Wausau opened in July 2013. The new 76,800-square-foot medical building now houses:

  • Wingra Family Medical Clinic
  • UW Behavioral Health and Recovery
  • UW Health Family Medicine
  • UW Health Obstetrics and Gynecology
  • Parking for about 300 vehicles

Park Street - The Ideal

The iconic Ideal Body Shop at 502 S. Park St. has made way for a brand new, mixed-use project. Construction has begun on the five- story building that is expected to be ready for fall 2013 occupancy. The complex will include:

  • 62 studio and one- and two-bedroom residential units
  • Underground parking
  • Fitness center
  • Community room
  • Bike storage
  • 5,033 square feet of street-level commercial and retail space

Park Street - Lane's Bakery

Long-time gathering place, Lane's Bakery at 448 S. Park St. has closed. The building and a house next door will be razed. Construction of a five-story, mixed-use building on this convenient-to-downtown site has been approved. The site will include:

  • 6,500 feet of retail space on the first floor
  • 40 apartments on the upper four floors
  • Underground parking

South Park Street

Access Community Health Centers plans to build a clinic on South Park Street, just north of its current location in the Villager Mall. This federally qualified health center will serve the low-income residents of the neighborhood. Much expanded from its current 6,000-square-foot location, the $5 to $6 million, 21,000-square-foot project will include:

  • 17 exam rooms
  • 13 dental chairs
  • Pharmacy

It is expected to be open in 2014.

University Avenue

The old Walnut Grove shopping mall site is now cleared and construction has begun on the residential Lodge at Walnut Grove part of this project. Expected to be completed in April 2014, this 100-unit apartment development by Flad Development & Investment Corp. features a mix of:

  • Studios
  • One- and two-bedroom apartments

The Shoppes at Walnut Grove will consist of 10,000 square feet of convenience and specialty retail. Chipotle Mexican Grill will anchor this upscale retail center.

Madison College Expansions

To accommodate a surge in enrollment and address waiting lists of 500+ students, Madison College (formerly known as Madison Area Technical College) began a $134 million expansion in November 2010. The expansion included a number of renovations and new building construction.

Health Education Building includes a "virtual hospital" training center and 4,000-square-foot community clinic for health care, dental work and therapeutic massage.

Protective Services Center houses first-responder programs for fire service and emergency medical technician training, simulation/scenario rooms, labs to study cyber security and crime scene investigations.

Gateway Entrance is a new student inspired and designed main entrance that makes a strong impression on visitors to the Madison College campus. The Gateway includes a new student achievement center, revamped enrollment services, expanded library and gallery.

Ingenuity Center includes manufacturing labs and a training center for students seeking computer numerical code (CNC) certification (which involves 4,000 hours of industrial machining work).
