East Washington Avenue Corridor

The redevelopment and revival of the East Washington Avenue corridor is gaining momentum. Dormant industrial buildings from Blair Street down East Washington to the Yahara River are being razed, renovated or planned for redevelopment.

  • The old Gisholt Machine Co. now houses Shopbop, an online high-end fashion retailer employing 400.
  • The Metro Innovation Center business incubator caters to information technology start-up businesses in the old Marquip corporate headquarters.

700 East Washington Av

Construction of The Constellation, the first new building within the Capital East District, is now complete. The first of several proposed developments, this $39 million Gebhardt Development project has kicked off a new era of growth and innovation in the East Isthmus. The Constellation features:

  • 220 apartments (all rented prior to the August 1st opening).
  • 32,500 square feet of commercial space.
  • 275-stall parking structure.

Initial commercial tenants include:

  • Cargo Coffee, a coffee and sandwich shop.
  • Star Bar, a cocktail and craft beer bar.
  • Anderson Dental.
  • Google.

722 Williamson Street

A major mixed-use redevelopment project next to Ground Zero coffee shop is being proposed for the Williamson Street area with a three-tier design featuring buildings four, seven and 10 stories tall. Reaction to the proposal by the neighborhood is mixed. Uses include:

  • Approximately 220 apartments.
  • 5,600 square feet of commercial space.
  • 386 parking stalls.
  • Co-working space.

800 East Washington

The cornerstone of this $65 million Gebhardt Development project is the 50,000-square-foot Festival Foods. In addition, the project will include:

  • 262 housing units.
  • 40,000 square feet for offices.
  • 10,000 square feet for other retail.
  • 523 parking spaces (structured/above ground).
  • Roof top garden/farm.
  • Urban bistro.

Central Park

The City of Madison is planning to build a large urban park located along the East Isthmus rail corridor. The approved master plan includes:

  • Performance space for three large festivals per year.
  • Gathering areas, earthworks and pathways.
  • Farmers market.
  • Skate park.
  • Playground.
  • Scheduled start late 2013-2014.

Union Corners

The City of Madison and developer Gorman & Co. have signed a letter of intent setting the terms for a new mixed-use, phased neighborhood development on the 11.4-acre site at the intersection of East Washington Avenue and Milwaukee Street.

The $83 million project includes:

  • Phase one development calls for a 60,000-square-foot medical clinic.
  • Phase two includes construction of 50 to 100 residential units with parking.
  • The third phase would feature construction of a mix of retail and office space that could accommodate a public library, along with more residential units and parking.
  • Phase four calls for more retail, a restaurant and potentially more residential units.

Yahara Riverfront

Still in the concept stage, Capital East District could see a redeveloped waterfront district along the Yahara River. The concept includes space for:

  • Residential.
  • Commerce.
  • Technology Campus.
